Saehwan had gotten back from a pretty good day at his new job, to find his dad in a mood about something. He didn't even really know what they'd argued about, they'd just argued. Saehwan had been trying to hold out living with his dad for a while longer to give himself a chance to save up to put a down payment on a house instead of spending the next few years apartment hopping or something. He also didn't really want to have to try to find a place that would take both of his animals, that would be easier with a house.
It would be easier if he had someone to live with too. Hwanghu jumped up on his chest where he was flopped over on the couch, and he pet her halfheartedly. He would give up her and Jeonsa for anything, but they did make searching for housing harder, especially since he couldn't entirely guarantee that they wouldn't decide to team up and destroy things. They were well trained, and he exercised them plenty, but they were also both very smart, very active animals.
If he could hold out living with his dad another year, maybe even just six months, he could find a little two bedroom in his price range probably. It helped that their dad had paid for his college, even though it hadn't been cheap, though at least Saehwan had a discount from being a professor's kid along with several scholarships. If he was like some of his buddies with steady partners already, maybe he'd have been in a better place to be looking at buying now, but that wasn't in the cards. Even if he started dating someone tomorrow, it would still be at least the same time frame before he had any willingness to move in with them.

Sparrow was getting pretty fed up. He knew it wasn't that girl's fault, but he was beginning to rue the day she walked into Cappie's life. Now, Cappie had begun slacking on work, and cancelling plans with him. But when he tried to bring it up to his roommate, Cappie got defensive, and Sparrow ended up dropping it feeling both upset and angry. And on the one hand, they were young, and to his knowledge Cappie hadn't been in any relationships before, so this was first one, and he was learning to balance relationship and friends. He tried to see Cappie's side, he really did.
But now it was going on the third day in two weeks that Cappie wasn't going to show up at the shelter, and Sparrow kept his calm just long enough to get off the phone with him before screaming into a pillow. He was done. He printed out a buy-sell agreement, giving Cappie full ownership and current profits of the shelter, and then left a note for Cappie that he'd bring papers to get his name off the lease, along with his key, once he found a place to put his stuff. He knew Cappie would have questions, but he didn't want to face his best friend, he was worried he'd break down.
It felt rash, his decision, but he was at the edge of his leash. He packed a suitcase with essentials, took Aera, and put everything into the car. He got into the driver's seat and let out a long sigh, which Aera responded by licking his cheek. He hugged his dog for a moment, but just long enough that she started to squirm, and then turned on the car. "Into the back, girl." He told her, snapping his fingers behind him to get her to go into the back seat. Aera obliged, and he took off, first driving mindlessly for a while before realizing he could just... go home. To his dad and brother. He changed his route so he was headed in that direction.
Once he arrived, he parked and got out of the car, letting Aera out but leaving his suitcase in the trunk for now. He opened the door and called out, "Hello? Tis I, the other twin."

Saehwan had idly pulled up housing listings in Cedar Beach and was skimming through them on his phone. He knew that he didn't quite have the money for a down payment and a reasonable loan yet, though there were some reasonably cheap for the area 2 bedroom, 1 bath listings. In his ideal world, he'd rather have at least 1.5 bath, but if he got a house and liked it enough to not want to sell it for something bigger long term, he could always remodel. It was still a ways in the future though.
He was surprised to hear his twin's voice, and he called out, "Sparrow, I'm upstairs!"
He wondered why Sparrow was home on this day at this time. That was different. He hoped everything was OK. Maybe he could get Sparrow to go out and have dinner with him.
If Sparrow didn't already have a place and a business with his best friend, Saehwan would have asked him to look into getting their own place together in a heartbeat. Hopefully a place that they could own together, with enough private space for each of them and a good amount of shared space as well.

Aera bounded ahead of Sparrow at the sound of Saehwan's voice, and he was close behind his dog, but she still beat him upstairs. Sparrow collapsed next to his brother on the couch, letting out a long sigh. What he'd done was catching up to him, and he glanced to his phone and saw that Cappie had woken up and sent him a lot of messages. He dropped his head back again and stared at the ceiling. "How are you? I think I did something too impulsive." He stated blankly.

Saehwan told Sparrow, "I was idly house hunting, but mostly just being tired after work. Argued with dad again, but I really want to hold out a little longer here so that I can just straight up buy a place instead of renting and putting myself back for a while."
He saw the look on his twin's face, and the way that he looked at his phone, and after Sparrow spoke, he put his hand gently on his twin's shoulder and said, "Is everything OK? Want to tell me about it?"
He was worried now. Sparrow and impulsive wasn't usually so much a thing. Saehwan was the impulsive twin a lot of the time, fortunately backed by big and complete plans. He wondered if it was something with Cappie.
As if sensing that something was up with Sparrow, Hwanghu displaced herself from where she was sitting on him and went to perch in his twin's lap, rubbing her face on Sparrow's chest and chirping just a little bit, requesting patting.
Saehwan kept himself from saying anything else, not wanting to upset Sparrow if he veered off in the wrong direction, and waited to see what Sparrow would say.

Sparrow wasn't sure where to begin, and was thankful for Hwanghu wanting his attention. "Hey little one." He told the cat, obliging to her request for pets. He focused on her until she settled in his lap, and it was only then he let out a sigh. "Well... you know how I told you Cappie's been dating? He's been slacking on his duties at the shelter and I've been getting stretched thin trying to make up for it." He looked down at the cat, who was kneading him contently, and a hint of smile showed on his face.
"I... may have signed over ownership of the shelter to be just him. And... I'm going to move out. I just don't know where I'm going to go." He let out a low growl, "I just feel like... I became an afterthought after he started dating, and if it only affected me I probably wouldn't be as angry, but the other shelter employees are suffering from it too. I just can't take it anymore, I'm tired..."

Saehwan scowled at the wall as Sparrow explained what was happening. He'd been so happy for Sparrow as his friendship and business with Cappie had stayed so strong. But clearly things had been falling apart. He reached over and squeezed Sparrow's shoulder and said, "I'm sorry, that sucks. You put so much into that shelter."
Saehwan sat up better so that he could bump his shoulder against Sparrow's. He said, "You know you can always come here, but I've been looking at saving up to buy a place. Two and three bedrooms are a little out of my price range until late this year by myself. But you know, if you were interested in going in on a place together, we might be able to start looking now."
He looked over at Sparrow and said, "I was actually looking at house listings when you got here, so it was on my mind."

Sparrow thought a moment, giving his brother a half smile at his empathetic responses. "I'll probably move back in for a while. But it might be fun to find a place to live, just the two of us. I'm sure dad would be happy to have a place to himself, too." He paused, and let out a sigh, returning to petting Hwanghu as she gently pawed at him. He stared aimlessly as he thought of what he'd do next. "I'm happy to split a payment if I can, but I don't know what I'm going to do next. I'll probably pick up whatever I can until I figure it out." He didn't want to make any (more) rash decisions today, but looked over at Saehwan's computer screen to see the house listings he was considering.

Saehwan said, "I could afford monthly payments and utilities on a place fine, I earn more than enough per month, and I honestly would rather live with you than live alone. I just don't have enough saved up yet for a down payment. I was looking at this stuff with just me in mind, even if there was a part of me that kind of wished that I had someone to move in with. So like, if you'd be willing to put down part of a down payment from what you get from selling your half, then I'd be fine with being the person to pay the monthly stuff until you get yourself back in something that pays regularly, and then we could re-negotiate. Does that sound reasonable?"
He let his twin take the computer and said, "I'd mostly been looking at like 2 or 3 bedroom and at least 1 and a half bath places. Big enough that I'd have some room. Some town houses, some houses, but for townhouses have to allow pets. I'd rather have a yard if I can, but doesn't have to be big. Any thoughts on what you'd like in a house?"

Sparrow thought over what his brother was looking for, and nodded. "Since we both have big dogs, if it doesn't have a big or even medium-sized yard, we'd want a place that was at least near a park or dog park. I feel like a lot of places that can monitor allowing pets would typically only allow one or two, so we'd also have to be careful about that." He paused, "A two bedroom, one bath, wouldn't be ideal, but it's not like we haven't shared bathrooms before."
He considered it for a moment, staring at the listings in silence and contemplating what he'd probably make from the buy-sell agreement, remembering something. "Give me a minute." He said, standing up and walking away slightly as he pulled out his phone. He finally looked over all the messages Cappie had left him, mostly all questions about Sparrow's decisions, and pressed to call him. He let out a nervous sigh and put the phone to his ear. "Hi Cappie. - No, I've made up my mind. - I just want the portion I paid to buy the shelter, and the portion of profits I made prior to the date on the agreement, you can keep the rest. - Yeah. - Maybe later I will. - Okay, thanks, bye." He heard some protests from Cappie about him hanging up so quickly, but ignored them and put his phone back in his pocket.
He felt a bit of a knot in his throat, but smiled to his brother as he returned to his spot. He cleared his throat before speaking. "Cappie will give me the amount I put down to buy the shelter, and half the profits until now. So I'll be getting..." He did some quick math in head. "Probably about 10-15k? Ish? Would that be enough of a down payment?"

Saehwan smiled at his twin and said, "I've got about 20k saved towards a down payment, and could probably get that up to 30k from other savings if I needed to, though that would be a little tighter for a little while in other ways. That gets us into the range where we could put down a 35k-45k down payment, which is enough for a 350-450k house if we're willing to do a 10% down payment, which is on the lower end, but you can manage. The thing that's good about that is it's potentially enough for an actual 2 bedroom 2 bath house."
He thought about it for a second and added, "Especially if we'd be willing to put a little bit of physical work into the house, things like updating floors and painting and replacing old appliances, where you can spread the costs out over time. What do you think? I'd be willing to do the worst of it, and have some friends I might be able to drag into helping, but I'd need you to be on board with helping with that."
He hoped that Sparrow would be interested, it would let their money go a lot further, but he also was willing to narrow their search if needed to keep Sparrow on board, it might just mean staying at their dad's a little longer.

Sparrow nodded, "I'd be willing to do a 10% down payment. For all I know I'll get more than that, but Cappie and I will meet up at some point when I can look at him without scowling and figure out the amount I should be getting. I don't think either of us want to take this to the court level, so it should be a pretty simple transfer." He added.
He thought a moment, "I don't know much about renovations, but the shelter did need some work when we got it, so I know I can do the little bit you seem to be thinking of. If it's more intensive, I think we should definitely bring in friends who know how to do it or professionals. I'd be on board." He was starting to get excited about the idea of he and his brother living on their own. It'd be a fun and exciting new thing, and also distracted him from the bridges he was burning with his (ex?-)best friend.

Saehwan smiled a little bit, he wasn't happy that Sparrow was having trouble with Cappie, but he was happy for the chance to live with his twin. Sparrow had always been the most important person in Saehwan's life, even if Saehwan had had more general friends, so it had been hard having Sparrow move out, even though he'd been proud of his twin and happy for him.
He said, "I think that puts us about on the same page. If there were professional level renovations that needed to happen, that would have to factor into the cost of what we could afford in a house. Like some things might be able to be put off for a few years, like something with an older but still sound roof, but any renovation that couldn't happen with us mostly living at the house would be a factor that we'd have to account for. If you trust my judgement and we look at places together, I can wrangle the price side of things once I have numbers from you."
He reached over the animals to wrap an arm around his twin's shoulder and said, "I'm really happy about the chance to live with you, though I'm also going to make super sure that wherever we end up, we both have enough space to have our own lives in the house so we don't get sick of living with each other."
