Jiuk bit his lip softly as he nodded. "I suppose you're right..." He mused, finally finishing up his breakfast. He washed his dish quickly, scrunching up his face as he got near Hwangjung. "Honestly though, not too much work. The last thing we need is a step-by-step guide on how to... I don't know, tear down a wall or re-direct wiring or something." He complained.
He pulled out his phone and looked at the time as Hwangjung did, giving his boyfriend a nod, "May as well get it over with, I suppose." He took a deep breath, trying to shake the nerves away, "Like you said, we're just going to take a look at the place, we're going in to buy it now." He seemed to be telling himself.

Hwangjung grinned at Jiuk, hoping that his optimism would help soothe Jiuk's nerves a little bit. He gave Jiuk a quick hug as he headed towards the entryway and his shoes and said, "I agree on not too much work, but like, the music studio downstairs was just a living room like thing when we first moved in. As long as the bones are decent, and we don't have to do a ton of work, we can change things to suit us."
He waited for Jiuk to be ready before they headed out, and he led the way over to the house next door. There was an unfamiliar car in the driveway, and Hwangjung saw the person he suspected was probably the realtor who'd be showing them the place unlocking the door. He looked back to check on Jiuk and said, "Looks like the person is there. Let's do this. I'm honestly really excited to see it!"

Jiuk still seemed reluctant, but followed his boyfriend out of the house anyway, sliding on his shoes and following him out. "I've only ever had to redecorate, not... do actual work... when it comes to new places. I'll try to keep an open mind though." He promised Hwangjung.
Jiuk felt the nerves bubble up again as Hwangjung pointed out the car. He simply nodded in response. Of course he was excited to see it, but he was also nervous. He had to admire Hwangjung though, not only for being a voice of reason but also being able to hide any anxiety he may have had. He sighed and puffed out his cheeks, looking up in time to see the realtor, a pretty, middle-aged woman who might have reminded him of his own mother if it weren't for her platinum blonde hair and blue eyes. She was also taller than him, especially in heels, whereas by the time he had been disowned he was taller than his mom. He snapped out of his thoughts as she introduced herself, though he didn't actually hear what she said her name was. "I'm Jiuk." He responded almost autonomously as she looked to him.

Hwangjung grinned at him and gave him a quick hug around the shoulders, reassuring him, "We will make sure that it's nothing I think is outside of what I know how to do then."
Jiuk was clearly spacing out a little, so Hwangjung continued from him, "And I'm Hwangjung. Nice to meet you Kathrine. We're very excited to see the house."
He was glad when she smiled at them, and opened up the door, saying, "Come along inside. It's not a very big place, but there's a lot of good stuff, and there's enough room in the back yard to build onto it if you're ever wanting to do that. The previous owners kept it well maintained. The paint, flooring, and all the appliances and finishing are under a year old, but they've kept a few of the older elements like the wood burning stove that give the place a lot of charm."
Hwangjung followed her in, tugging lightly on Jiuk's hand so that his boyfriend would follow him. He managed not to gape too much at the walls of the living room that were visible as they came in. They were painted an almost painfully bright orange, much like a traffic cone. Hwangjung reminded himself, We can easily repaint.
Seeing the wood burning stove in the corner of the living room, set carefully on a tiled area, he focused on that and said, "The wood burning stove is definitely a nice touch."
He glanced back at Jiuk to see how his boyfriend was faring with what he could see of the house from the entryway.

Ah, so her name is Kathrine. Jiuk thought to himself mentally. He was liking what he was hearing, but his smile immediately fell as they entered the living room. "Oh my god..." Escaped from his mouth before he could really stop it. We're the last tenants color-blind?? He asked himself, biting his lip hard to stop from saying it out loud. He looked down at the carpet, a sickly shade of orangish brown, or maybe it was just reflecting the walls. He really couldn't tell. The color made him almost sick. He swallowed hard, gesturing in the general direction of the window. "GAnd that gets great light, it'll be nice especially in the mornings." He noted, trying to stay positive even though his face seemed stuck in a grimace.
As she led them to the kitchen, Jiuk breathed a visible sigh of relief. It was still painted awfully, but at least this one was just an extremely dull gray. Despite it's dullness though, it was still somehow very "in your face." It matched almost ironically well with the appliances.
"All the appliances in the kitchen are new, and they come with the house."
"Free fridge and oven" was all Jiuk really took from that, which was a bonus, since those were typically some of the biggest expenses towards new houses.

Hwangjung put a gentle hand on Jiuk's elbow and leaned in to whisper to him, "I know the color's awful, but that's just paint. It's a weekend project if we get all our friends to come help, and we can just get everything repainted in one go. In some ways, having it be an awful color is almost better than a color that we're not crazy about but could live with because it means we will for sure paint it right away, and we won't be stuck with something that we don't like because it's just too much effort to change."
Hwangjung stepped away from where he'd been whispering to Jiuk and checked the cabinets and opened the various appliances. Without turning things like the stove or dishwasher on, he couldn't tell for sure if they worked, but he was happy that there was a dishwasher, since that had been a concern in some of the older houses that he'd seen listings for.
The realtor pointed out, "It's set up with a little dining area, though if you wanted a bigger dining room table, you might have to put it in the living room area. The bedrooms are just this way, but I want to make sure that you get a chance to see the new washer and dryer that are in the hallway down here. They've even got some good shelving installed for anything that you might want to keep near the washer and dryer."
Hwangjung poked around a bit at that as well, and once he was satisfied that as long as the inspection report looked good it looked good, he turned to Jiuk and asked, "Ready to see what the bedrooms are like?"

Jiuk's face remained not entertained, but he also knew Hwangjung was right. The lack of a dining area didn't really bother him, though if they ever had guests over it would possibly be an issue. The fact that there was a new washer and dryer was definitely a plus. That and kitchen appliances were the most expensive things towards buying a new house and this had all of that. The shelving was nice too, although despite knowing they would be useful, he didn't really know what for quite yet. Oh god, I'm saying 'yet'... I guess I can get over that awful living room... He thought to himself.
He glanced up as his boyfriend directed words at him, giving him a smile. "Yeah."
The bedrooms were also bright, but not as painful as the traffic cone living room. The smaller of the two was a canary yellow, and it looked as if it were just a shade or two lighter it wouldn't be half as bad. The master bedroom had a bright red accent wall while the other walls were a sort of dull gray. "I'm beginning to be very convinced the last tenants wanted to mess with potential buyers..." He muttered, looking at the floor. At least that looked nice. "No one could intentionally want this..." He continued muttering.

Hwangjung looked at the rooms thoughtfully. There was a full bathroom in the hallway between the two rooms, and a half bath connected to the master bedroom. It made sense, though he wondered if it would be possible to rearrange the bathrooms a little bit to get a shower into the master bathroom. That wouldn't be something that they'd have to worry about anything like right away though. The bedrooms themselves were a good size, and while they could have stood to have more closet space, that was what furniture was for.
Hwangjung came back over to Jiuk once he was done looking around the space. He said softly, aware that the realtor could probably hear but expecting that she was professional enough to not jump in on their personal conversation about the space, "I like the arrangement of the two spaces. There's a good amount of room in both bedrooms, and it would be easy to make this one the bedroom and the smaller one an office space. My only real thought with the rooms is that they could stand to have more closet space."
He had caught enough of Jiuk's mutterings about the colors that he also murmured, "I think that the guy who used to live here was partially blind. The colors were probably strong enough that he could actually see them. I'm not too worried about having to repaint though, and the floors are all nice wood in the bedrooms. We can put rugs down if we want, but I definitely prefer this to carpet. And that means that the only place we'd have to take out carpet would be the living room."
He spoke more loudly then and asked the realtor, "Do you know what's under the carpet in the living room?"
She looked at her notebook and replied, "It looks like from what the previous owner knew, it was the original hardwood, though it was the owner before that who put in the carpet."
Hwangjung nodded and asked Jiuk, "Do you want to see the garage? That's the last important thing I think, that and the back yard."

"That..." Jiuk began, looking around the rooms again, "That explains that." He looked around, overall, it was a really nice house, with easily fixable things, but the thought of having to do more than painting made him scrunch up his nose. "I don't know how I feel about having to pull up carpet..." He told Hwangjung honestly. "But overall it is nice." He gave the bedroom and bathrooms one last look through before nodding, "Yeah," He turned towards the real estate agent, "May we see the backyard and garage?" He didn't really care about the backyard, but it was nice to know what they could be getting into. Put in some sort of shrubbery that could take care of itself or something, and the backyard would be perfect for him. He'd like the garage according to Hwangjung's liking, as his byofriend clearly had plans for it whereas he really didn't.
Kathrine smiled and said, "of course" before leading them back into the living room and to a door, "This door leads to the backyard." She said, sliding it open. The backyard was currently not in the best state, but it was nothing serious; some de-weeding and maybe some better planting planning and it'd look great. She let them observe it for a moment before leading them back inside and through another door to the garage. Jiuk looked to Hwangjung to gauge his reaction.

Hwangjung squeezed Jiuk's shoulders lightly in reassurance, and he told his boyfriend, "The good news about taking the carpet out is that since the original hardwood sounds like it's still under there, we aren't going to have to do a ton to refloor it. It will be ripping some stuff out, and maybe putting some protective coating of some sort on the hardwood, which should be in pretty good shape with a carpet protecting it. I've dealt with carpets before, and they aren't the most fun, but they aren't too bad."
As they were taken to the backyard, Hwangjung didn't see anything he hadn't expected. It was a little overgrown, but nothing out of hand, and there were some nice shrubs out there. He told Jiuk, "I like that there are lilacs and rhododendrons back there, both of them are nice, and they'd give us pretty flowers at various times of year. I'd seriously consider overseeding the lawn with clover so that mowing it wasn't a thing that I would have to worry about, but it's not a super high maintenance yard it looks like, which is good."
Finally, they made it to the garage. From the descriptions posted on the house listing, Hwangjung had known that it was theoretically a two car garage. It was on the smaller end that could have fit two cars though, with a single wide garage door, but for Hwangjung's purposes, that was actually a good thing. He told Jiuk, "This would be a pretty good space to convert into a music studio. And I could do some things better than when I put the one in in Yunjin's basement. There's among other things, more space."
He was overall pretty pleased. He wanted to look over the complete inspection of the house, and see what the others thought, but he was pretty sure that if Jiuk actually liked the place, he wanted to put in an offer for it. He looked at Jiuk and asked quietly, "What do you think?"

Jiuk hesitated, staring at the house as if it would give him an answer. "Um... It's got a little more work than I really wanted to put in, but overall as long as nothing is structurally wrong, it seems like a good house." He paused a moment, fidgeting as he looked up to Hwangjung. "Should we put in an offer?" He asked. "If it is structurally sound, I don't think we'd find a house for this price again that didn't involve serious renovations..." He added. He seemed to be talking more to himself now as he added, "On the other hand, we probably shouldn't limit ourselves to buying it just because it's a good deal." He looked at both his hands, as if comparing, then dropped them to his sides and looked up again. "Honestly? I like it." He finalized.

Hwangjung nodded at Jiuk's assessment and said, "We'll talk logistics once we're home."
Hwangjung got the realtor's contact information and the link to where they could look over the inspection report from the realty site. He exchanged a few pleasantries with her, but he appreciated that she was efficient, and once he got them headed out the door, back towards Yunjin's house next door, he said, "As long as we look over the inspection report and there aren't a ton of secret problems, I'm not sure that we'd find many houses that are less work than this. Pulling carpet isn't that bad as long as there's already something else under it, and it's just the one room. The studio will take longer, but that is something that I would work on while we're living in the place. I know that the paint job looks daunting because the colors are so bad, but paint is basically the easiest thing."
He paused for a second, looking over at Jiuk to try to assess his response and to give him a chance to respond. He added after a moment, "But to answer your earlier question, yeah, I think that we should put in an offer as long as there's nothing really off in the inspection report. The odds of us finding something else soon in our price range that's already so close to right and right in this area aren't very high, and I really like that house other than the paint and the living room carpet. I kind of even like that the dining nook off the kitchen is small so really set up well for the two of us and not a big group of people, but the living room is still big enough that we could have people over."

Jiuk nodded, agreeing with Hwangjung's reasonings for the house. "In that case, as long as the inspection report is good, we should go for it." He clenched his fists in excitement, seeming to be stuck staring at the house. "I really don't think we'll get this lucky again, like you said, so hopefully they'll take our offer. Erm.. they said it was 450k, right? What are we going to offer? Should we try to go lower or...?" He questioned, not really sure how to bargain when it came to expensive things, like houses. Heck, even his car came from one of Sam's sibling's coworkers. Hwangjung at least (theoretically) had the experience of helping Yunjin buy a house, so he hoped his boyfriend could have some good input as to how to proceed.

Hwangjung looked pensive for a moment as Jiuk asked about putting down the offer. He said, "The asking price that they put for it was $425k, but I've been seeing similar listings a little outside of the zone we were really looking in going for more like $450. I don't want to offer too high, but I also don't want to miss out on it."
He paused, thinking through the different things that the realtor that they'd met with when they were getting things set up had told them, and he said, "I think that this is more than worth the list price, but if that's what they're asking, I think that I want to put our official offer at $425k. But the realtor said we could do a thing where we automatically upped the bid up to a certain price, and we really didn't want to go to much over $450k, so maybe we should put in our bid with automatic bid of $1k above whatever got bid by someone else up to $450k. If it looks like it's going to be close, we'll have a chance to up our bid a little bit more, but I definitely don't want to go too much higher than that."
He paused for a second and pulled out his phone, typing up a note with the numbers before he lost track of what he was saying so that he could put in the offer from his computer with a reference once they'd made a decision. He looked at Jiuk once he was done noting that down and asked, "Sound good?"

Jiuk nodded, muttering an "oh" as Hwangjung mentioned the auto bidding option. "Yeah, that sounds good to me." He wondered how much they would be approved for. "This is exciting." He said breathlessly. "We might have a house of our own soon."
